This notice of termination of month-to-month tenancy may be used by a landlord in California to notify a month-to-month commercial tenant that the landlord is terminating its tenancy. This template includes practical guidance and drafting notes. This template may be used to terminate a commercial tenancy. Pursuant to Cal. Civ. Code § 1946, a landlord must give a commercial month-to-month tenant at least 30 days' written notice before terminating the tenancy. The notice may be served in the same manner that a 3-day notice is served pursuant to Cal. Civ. Proc. Code § 1162 or by sending a copy by certified or registered mail addressed to the tenant. Cal.
